Booking Terms

Our aim is to have as few terms and conditions as possible and we trust that people will pay on time and look after our home. However, we do have a few terms in place to ensure that everyone is clear on payment etc.

 

Rental Guidelines – 19 Verdemar

By booking the apartment below you agree to the following Terms and Conditions.

 

ADDRESS

Edificio Verdemar, Calle Rodriguez Acosta, Nerja 29780, Malaga, Spain

 

CHECK-IN & CHECK OUT TIME:

Check in times are after 4pm on the day of arrival. 

Check out times are before 10am on the day of departure.

Earlier check in times and later check out times may be arranged if required but this will be dependent on other guests arriving at the property and may incur an additional charge.

 

SMOKING

This is a strictly Non Smoking property. Smoking on the balcony is permitted.

 

PETS

Pets are not permitted in the property.

 

PAYMENT & CANCELLATIONS

Payment terms and dates are as follows…

  • Booking less than 3 months in advance – Full payment and £200 security deposit (details below) is required at the time of booking.
  • Bookings 3-6 months in advance – a 50% deposit is required. Rental balance and £200 security deposit (details below) is payable 90 days prior to arrival date.
  • Bookings 6-12 months in advance – a 25% deposit is required. Rental balance and £200 security deposit (details below) is payable 90 days prior to arrival date.

Cancellations will incur charges on the following terms…

  • 95% refund for cancellations more than 90 days before check-in date.
  • 50% refund for cancellations between 60-90 days before check-in date.
  • 25% refund for cancellations between 30-60 days before check-in date

Early departures do not warrant any refunds. 


SECURITY/RESERVATION DEPOSIT

A security deposit of £200 is required. This is fully refundable within seven days of departure, provided the following provisions are met:

  • The apartment is left in a clean and tidy state, all washing up completed and all rubbish is removed to the outside bins.
  • No damage is done to property or its contents, beyond normal wear and tear.
  • No personal belongings are left in the property that need to be disposed.
  • The apartment is secured and locked and all keys are returned to the local key holder – details outlined in the joining information.
  • No linen is lost or damaged.


KEYS & SECURITY

Holidaymakers are responsible for all keys whilst they are in their possession and for their safe return to us on return. Loss of any keys while in your charge will incur a £50 replacement charge. If an external key is lost, then the locks will have to be changed for security reasons and the cost will be passed to the holiday maker. If keys are not returned at the end of the holiday at the agreed time, a charge will be applied for the replacement.

The clients are responsible for the security of the property at all times whilst in possession of keys and for the safe keeping of all items of property within the apartment.

 

MAXIMUM OCCUPANCY

The maximum number of guests is limited to two persons.

 

BEDDING ARRANGEMENTS

Please note the apartment has two single beds. For guests requiring a double, these beds can simply be pushed together for the duration of the stay.

 

MINIMUM STAY

This property requires a five night minimum stay. If a rental is taken for less than five days, the guest will be charged the five night rate.

 

INCLUSIVE FEES

Rates include a one-time linen & towel set up.

 

LINEN & HOUSEKEEPING SERVICE

Bed linen and bath/shower towels are included in the rental fee. Guests must provide their own beach/pool towels. Daily housekeeping service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.

 

TOILETS
Please do not flush anything other than toilet paper and sanitary products down the toilet. If it is found that other products have been flushed and clog the system, you could be charged to unblock this.

 

PROPERTY RATES AND PRICING

Rates subject to change without notice and will always be updated on the website.

 

FALSIFIED BOOKINGS

Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

 

WRITTEN EXCEPTIONS

Any exceptions to the policies mentioned above must be approved in writing in advance.

 

PARKING

The property has a communal parking area with limited parking spaces that operate on a ‘first-come, first-served’ basis. Parking bays cannot be reserved. Additional parking can be found nearby with free on-street parking and a paid public car park.

 

INSURANCE

It is your responsibility to take out adequate travel insurance and cover for the duration your trip.

 

A welcome book with full information and copies of these Terms and Conditions will be provided for all bookings. These guidelines provide guests with a clear overview when renting the property but if there are any queries, please do not hesitate to contact us.
